How long do I have to sign a mortgage?
The new Mortgage Law does not set a deadline to sign the mortgage. In other words, from the regulatory point of view there is nothing stipulated about how long it can take to sign a mortgage.
Who depends on the term to grant a mortgage?
Actually, the period of time depends on all the agents that participate in the signing of the mortgage: bank, appraiser (if the property has not yet been appraised), buyer and notary.
Signing a mortgage depends above all on two aspects:

Once the loan has been requested, the bank studies all the documentation to determine if the buyer meets the necessary requirements to obtain that mortgage (sufficient income level, borrowing capacity, etc.).
The duration of this process, which is carried out by the risk management department of the financial institution, will vary depending on several aspects: the work deadlines stipulated by the bank, the characteristics of the applicant (if they are a regular customer, if they have more than or less financial solvency, etc.) and the type of loan requested.
In general, the study and granting of the mortgage loan usually takes around 15 days, although in most cases it can take up to two months.
Review and signing of the mortgage
Once the loan is approved and with the bank's binding offer in hand, it is time to check that everything is in order. As established in the new mortgage law, the financial institution must send all the documentation to the notary chosen by the buyer to verify that the loan complies with the law and does not include abusive or confusing clauses.
The notary must also ensure that the buyer fully understands the contract. The loan applicant must attend this appointment with the notary during the ten days prior to the authorization and signing of the public deed of the loan. The last step is the signature before a notary, something that can take about two weeks.
Again, there are no deadlines set by law for the review and signing of the mortgage. However, it can be said that in general terms this second phase of the process usually takes around 15 or 20 days.
How long does it take to sign a mortgage, then?
There are no stipulated deadlines and it depends on the availability and speed of all the agents involved in the operation (buyer, bank and notary). However, it can be said that the entire process can take around a month in the best of cases and three if it is prolonged, it is advisable to establish in the Deposit or Reserve Contract a minimum period of 3 months, to cover possible contingencies.
